Residential development forecasts assume the number of dwellings in Ngaio - Crofton Downs will increase by an average of 14 dwellings per annum to 3,225 in 2043.

The addition of dwellings to the housing stock is a major driver of population growth in an area, providing opportunities for households to relocate from other areas or new households to form locally (such as young people leaving the family home or separations/divorces).

2013-2016 dwelling additions are based on an assessment of major site activity and building approvals, lagged by 12-18 months. Assumptions concerning development over the forecast period include:

  • Silverstream Road and Downing Street - 19 dwellings (2014-2019)
  • 4 Thatcher Crescent Townshouses - 22 dwellings (2016)
  • Silverstream Road Extension subdivision (131 Silverstream Road) - 138 dwellings (2017-2024)
  • Low-moderate level of infill development (4-13 dwellings per annum)
  • Low level of activity centre development (1-3 dwellings per annum)
